Buyer Portal
The Buyer Portal gives your homebuyers a window into their build — progress photos, selections, messages, and key documents — without giving them access to your internal financials or other jobs.
What buyers see
Buyers access their portal at a unique URL and see:
- My Home — A summary of their job: address, plan, estimated close date, and current phase.
- Selections — Their upgrade selections, with status (pending → confirmed → ordered).
- Photos — Progress photos you've shared with them from the job's photo gallery.
- Documents — Contracts, warranty information, and other documents you share.
- Messages — Direct two-way messaging with your team.
Send a buyer invite
- Open the job and click the Buyer tab.
- Click Invite Buyer and enter the buyer's email address and name.
- Lotwright sends a magic-link email. The link is valid for 14 days.
- The buyer clicks the link and lands directly in their portal — no app download, no account creation required.
You can invite multiple buyers for the same job (e.g., both spouses). Each gets their own magic link.
How magic links work
Lotwright uses magic links — secure, email-based access — so buyers don't need to remember a password. Each link is:
- Tied to the buyer's specific email address
- Single-use per session (a new link is requested when the session expires)
- Valid for 14 days before requiring a fresh link
If a buyer loses access, click Resend Invite on the Buyer tab to generate a fresh link.
Selections
Selections are the upgrade choices the buyer makes during the build. You add selections from the Job Start Sheet (each upgrade row becomes a selection). The buyer can see the status of each selection but cannot change prices — only you can.
Progress photos
Photos uploaded to a job are visible to your team by default. To share a photo with the buyer, go to the job's Photos tab, select the photos you want to share, and click Share with Buyer. Shared photos appear immediately in their portal.
Voice walk photos are not automatically shared with buyers — you choose what to share on a per-photo basis.
Messaging
Buyers can send messages from their portal and your team can reply. Messages appear in the job's Buyer tab as a thread. When a new buyer message arrives, the assigned super receives an in-app notification (and email, based on their notification settings).
Tip: Use buyer messaging for all formal communication. It creates a timestamped record — useful if a dispute arises later about what was communicated and when.
Access after closing
Buyer portal access automatically expires 90 days after the job's closing date. This is configurable per builder in Settings → Workflow. After expiry, buyers lose access but you retain all their messages and documents in your Lotwright records.
